Get your free estimateGenie Weather Seal Replacement: The Dallas Owner’s Guide
If your Genie garage door has a torn, flattened, or missing bottom weather seal, we stock the replacement you need and can typically install it the same day. In Dallas, expect to pay $110 – $220 installed for a Genie-compatible weather seal replacement, including parts and labor. Most homeowners discover the failure the same way: light coming in under the door, water pooling on the garage floor after a north Texas downpour, or leaves and dust drifting in from the alley.
We’re Doyle Garage Doors Dallas, part of the Threshold Group family. Every technician we send is background-checked and identity-verified under the Threshold Standard, and you’ll get that person’s name and photo before we arrive. If you’d rather skip straight to scheduling, call (972) 362-1457 and a real person will pick up, day or night.
Which Genie Models This Applies To
Genie uses a T-style bottom seal on nearly every residential garage door it makes, from the IntelliG series to the ReliaG and TriloG lines, and including older Alliance and ProMax models from the 1990s and 2000s. The T-channel is the compatibility gotcha: your door’s bottom aluminum retainer has a slot that the seal’s T-shaped spine slides into, and that slot width is not universal. Genie doors built before roughly 2005 often use a 1/4-inch T-slot; newer models typically use 3/8-inch. Measure the depth of the channel before ordering anything.
For Genie doors specifically, we recommend genuine or Genie-spec seals over universal aftermarket strips. The aftermarket T-seals you see at big-box stores are cut longer and softer, which means they fold over under a hot Dallas sun and lose their compression within two summers. An OEM-spec Genie seal is a stiffer extrusion that holds its shape. We keep both 1/4-inch and 3/8-inch T-slot seals on the truck, along with matching bottom retainers for doors where the aluminum channel itself is dented or corroded.

Signs Your Genie Weather Seal Replacement Is Failing
- Visible light under the door when it’s closed. The seal has flattened or torn below the point of compression, and in Dallas the heat does this faster than anything else. Once light gets through, the seal is no longer keeping out anything larger than light.
- Water on the garage floor after rain. A good weather seal forms a dam at the bottom of the door. When it cracks or shrinks, runoff flows straight in. In older Lake Highlands neighborhoods with settled slabs, the problem gets worse as the concrete shifts.
- Dust, leaves, or pests inside the garage. The bottom edge of your door is the largest gap in the perimeter. A torn seal is an open invitation for dirt and bugs, especially during Dallas’s windy spring months.
- Higher cooling bills in summer. If your garage is attached, air leakage under the door pulls conditioned air out of the house. A $150 seal replacement can quietly pay for itself.
- The seal looks wavy, brittle, or has chunks missing. UV exposure and ozone break down the PVC over time. Once it gets brittle enough to snap by hand, it is finished.
Replacement Cost & What’s Included
In Dallas, a Genie weather seal replacement runs $110 – $220 installed. The range depends on the door width, whether we are replacing just the T-seal or also the aluminum bottom retainer, and whether the seal is standard 3-inch or the heavier 6-inch profile for doors with uneven floors. The price includes the seal itself, the labor to thread it through the channel or replace the retainer, cleanup of the old material, and a test close to confirm the door meets the seal squarely.
You get a written price before any work starts. The 365-Day Done Right Promise applies: if the seal fails within 365 days of the repair, we come back and make it right at no charge. No fine print, no argument required.

AfterDIY or Call Us?
Swapping a weather seal is one of the safer garage door repairs, but that does not make it easy on every door. You can safely inspect the seal yourself: run your hand along it looking for tears, check the retainer for screws that have loosened, and note whether the seal is centered under the door. The DIY version goes wrong when the new seal is the wrong T-slot size and someone force-feeds it into a channel that is too narrow, or when the retainer is so corroded that it bends during removal.
If the door is single-car and the seal is in decent shape, a careful weekend job is doable. If it is a two-car door, the retainer is damaged, or you would rather not spend your Saturday wrestling a 16-foot piece of rubber, call Aaron Teague and his crew at (972) 362-1457. We’ll have the right seal on the truck, and we’ll quote the job before turning a single bolt.
FAQs
In the Dallas climate, expect about 4 to 6 years from an OEM-spec Genie weather seal before UV exposure and summer heat make it stiff and cracked. Doors that face west get the worst of it. Call (972) 362-1457 if yours is showing signs of age, and we’ll let you know if it’s really time to replace it.
No. The seal is one continuous piece of extruded PVC, and a torn segment does not retake its compression. Patch material wrapped around the tear will pull away within weeks. A clean replacement is actually cheaper in the long run than a repair that keeps leaking.
For a single-car door, about 45 minutes from pulling the old seal to testing the new one. A two-car door with a corroded bottom retainer can take up to 90 minutes. We come prepared, so there’s no second trip for parts.
Yes. We carry genuine and Genie-spec seals in both common T-slot widths, plus replacement bottom retainers. We also stock parts for LiftMaster and Chamberlain openers, so if the seal is not the only thing acting up, we can likely address both in the same visit. Call and describe what you’re seeing, and our scheduler can tell you honestly whether it sounds like a quick fix or something more.
